Project Showcase: M4 Underlayment Supports Luxury Penthouse Suites at Brynwood at Wilderness Ridge

Luxury multifamily construction places added emphasis on comfort, finish quality, and the details residents experience every day. From elevated amenities to upgraded interiors, every material decision plays a role in creating a more refined living environment.


At Brynwood at Wilderness Ridge in Lincoln, Nebraska, Multi-Panels supplied approximately 20,000 square feet of 1/2" M4 Underlayment for use in the project’s luxury penthouse suites. The material was utilized as an alternative to poured topping, helping support the project’s floor assembly needs while aligning with the construction approach for this high-end multifamily development.


Located at 8722 Executive Woods Drive, Brynwood at Wilderness Ridge is a boutique apartment community developed by CIP Communities. The four-story development includes 103 apartment homes and features a dedicated fourth-floor penthouse level designed around upgraded finishes, elevated comfort, and exclusive resident amenities.

Supporting a Higher Standard of Apartment Living


Brynwood at Wilderness Ridge was designed to offer a more elevated residential experience in southwest Lincoln. The community blends upscale apartment interiors with resort-style amenities, including a pool and sundeck, fitness and yoga spaces, resident clubhouse, scenic courtyard, and pet-friendly features.


The penthouse level adds another layer of luxury, with premium finishes and features intended to distinguish those residences from the rest of the building. For this type of application, the floor assembly must do more than support the finished flooring. It also contributes to the overall comfort and quality residents expect in a premium multifamily environment. That made M4 Underlayment a strong fit for the penthouse suites.


Multi-panels M4 Underlayment provided superior sound attenuation which was one of the primary goals of the project. The entire 18" cavity was filled with insulation to add additional soundproofing. Another factor in choosing M4 was the issues the developer had with gypcrete availability. M4 Underlayment offered a quick, easy to install, time and cost saving alternative.


A Dry Alternative to Poured Topping


Poured topping systems are commonly used in multifamily construction, but they can add weight, moisture, cure time, and additional trade coordination to the jobsite. In projects where efficiency and consistency matter, a dry-installed panel underlayment can provide an attractive alternative.


For Brynwood at Wilderness Ridge, 1/2" M4 Underlayment was used in place of a poured topping system within the penthouse suites. This helped support the project’s floor assembly goals while avoiding some of the sequencing challenges that can come with wet-applied materials.

By using M4 Underlayment in the penthouse suites, the project team was able to support the needs of a luxury residential application while maintaining a more streamlined approach than traditional poured topping systems.
